Selection Criteria

You are looking for housing in Groningen. You’re looking for a room, studio or apartment for short or long term. At Gruno Verhuur, we have a wide range of rental properties. The demand for suitable accommodation is very high these days. To match supply and demand as closely as possible, we use a number of objective selection criteria. We don’t work with a points system or waiting list and we don’t differentiate on the length of registration, so everyone has an equal chance.

Our selection process works as follows:

  1. If a room, studio or house becomes available on short notice an advertisement will be placed on the website under the offers
  2. As interested home seeker you can respond to the ad, leave your contact details and request a viewing.
  3. Within a few days, one of our staff will contact some of the interested house seekers. Unfortunately, since we sometimes receive dozens, sometimes hundreds, of responses, we cannot invite everyone for a viewing.
  4. If you receive an invitation to a viewing, this date and time listed is fixed. We are bound by the available times of the owner of the rental property and sometimes the tenant still sitting. So unfortunately we cannot take your schedule into account.
  5. During the viewing you will have the opportunity to view the rental property and ask your questions to our rental employee.
  6. If you are enthusiastic about the rental object after the viewing, we will ask you to complete a screening. Based on the screening we will see if you are financially capable of paying the monthly rent during the rental period.
  7. Following the results of the screening procedure and in consultation with the owner of the rental property, you will learn within a few days whether you will be assigned the rental property. Unfortunately, we can only congratulate one person. The other interested parties will receive a motivated rejection.
  8. If you are assigned the rental property, we will send you the rental agreement on short notice. We ask you to read the agreement and its annexes carefully. If you have any questions or comments you can ask one of our employees. Finally, you can sign the rental agreement online.
  9. Then we make an appointment for the joint handover. You will then receive the keys to the rental object and we will make a completion report in which any special details are noted.
  10. You will also receive your login information for the Tenant Portal. You can use this portal to report defects or ask questions.
  11. We hope you will enjoy living in the rental property and ask you to be considerate of any co-inhabitants and neighbors as well as treat the rental property with care.

Working method

Gruno Verhuur is a rental intermediary that acts as a link between tenants and landlords. We are responsible for contact, management and financial matters. Our employees work hard every day to do their jobs to the best of their ability.

The employees of Gruno Verhuur are committed to our way of working and are retrained on changing laws and regulations and are informed to prevent any housing discrimination or harassment at all times. One way we do this is by adhering to our objective selection criteria for assigning rental properties to home seekers.

As a tenant and a house seeker, you may trust that we act carefully in screening and selecting candidate tenants. This also means that a house seeker will receive an explanation in the event of a rejection. For example, whether a rental property is appropriate for a house seeker is determined on the basis of income data provided. This is because we want to prevent a tenant from eventually running into payment problems because the rent is too high in relation to their income and assets. In addition, we look at the composition of the family: are you living alone, cohabiting and with or without children. We may also ask for a landlord’s statement from the previous landlord.

As a tenant, you are entitled to legal rent protection. Through the tenant portal you can ask questions about your rental object, for example if there are any defects in the rental object. One of our employees will contact you as soon as possible to find a suitable solution. With regard to defects and maintenance, a tenant is responsible for a number of matters.
